There are some areas of Rivervale, like closer to the river on the highway, that have a lot of flats and unit blocks. These can attract people in lower income brackets. Of course, this does not always mean trouble but it can put you on alert. I am aware that a lot of the people living in those areas have been settled as new migrant to Australia. I think there is a reasonable mix of tenant and owners. But, having said that further along the highway and in the areas you mention there are now some very exclusive high end apartments. That area has also been 'cleaned up' quite a lot as part of the hughway upgrade. So that doesn't really answer your question, but it might be something to think about.
