"An average suburb but has some hidden gems inside and not so bad for family"

I lived in Clayton for about 5 years already, started with renting out with some students around Carinish road area then decided to buy a property around north road closer toward Huntingdale station.

Regarding the security I have heard stories of break in attempts around area in Center road close to the pokies (where most of the rental house located) also how people might got mugged at night. For myself, I never experience any of those during my stay in here and I hope it won't happen to me. I guess common sense pre caution is needed when you live here also in other suburbs, things like : don't walk alone at late night, don't flash your expensive luxurious things in public (iphone, expensive bags etc). But overall I have found this suburb to be quite safe.

Neighbourhood, well I got couple of friends living in Clayton but I won't count them in as my view toward neighbour since I can be bias if I do that. Since I move in to my property I have not actually know my neighbour in person, but I know one which is neighbour in my front unit and also occasionally greet my left and right neighbour whenever I have a chance. I experience 1 or 2 occasion where one of my neighbour rented house play their doof doof music but its usually stop at around 9 pm so that still acceptable. Surrounding neighbour pretty much quite nice and I can see a couple of those nice cars (merc, audi, bmw) parked around my area.

Internet connection is a bliss for me, its ADSL2 capable area so no need to worry about it.

Transport, we got buses (smart bus and the regular bus) and trains; Im about 10-15 mins walk from huntingdale and I can use my zone1 ticket instead of buying zone 1+2 in both the bus that pass my area and also if I go to Huntingdale to commute to the city. The only downside I would think is I guess the frequency of bus coming and going from the station is only every 20 mins I hope they can put some improvement on this oh and also huntingdale Station is definately due for a refurbishment its very crapy for a premium class station compare to oakleigh which is one suburb down from Huntingdale.

Regarding Clayton Station, I guess its okay other than its the first zone 2 station (cost more in ticket), Its quite good and rarely have issues there. I see quite lots of student and office workers coming and going on that station. Its also conveniently located close to the awesome shopping strip in Clayton

Shopping, we got Coles, lots of asian groceries options, lots of butcher options, green grocers.

Chinese/Korean/Thai/Indian/Indonesian restaurant surrounding, fish and chip, charcoal chicken and lots more seems to be opening. So if you do like eating out like me :) then you will not have any issues living here.

Medical facilities, we live quite close to monash hospital down in Clayton road. Also some GP such as medi7. I saw some dental practice. Overall its quite sufficient.

Park Recreation : I guess not much in here due to lots of property development around. I saw one on my way to Clayton station once which got decent size grass area and children area but other than that I have not see any decent park around.

Gym&Fitness: Monash gym and I believe we got some other gym nearby in Oakleigh just one suburb down from us.

Cost of Living is okay, especially with the presence of asian groceries(asian foods, fruit and vegies) and local butchers definately help when you do that weekly shopping since they have quite competitive price compare to Coles. I wish that we can have safeway tho to add more variety in our weekly shopping place. Rental price is quite decent and competitive due to demand of place since its quite closed to Monash Clayton and also I have found some people who want to save in rental cost often choose to live in Clayton despite their study is located in City.

Schools : I cannot say much since I haven't got any kids in school age (yet) but oncoming baby soon (yay) but so far I saw only one kindergarten around intersection of Clayton and North road but nothing else. Perhaps I need to explore more of this area :)

All in all, for the price you paid its not your typical Forest Hill, Kew , or even Toorak kind of area but its liveable and quite nite. In every suburb I believe there are some positive side and negative side, for this suburb I believe if you just started out as family why not give it a go.
Pros

p4r4m31c1um Im really sorry that you experience the other way around. To be honest I never smell the stinker from my area or even when im at Clayton road shopping strip (hope its not cause of my hayfever lol) but I think regarding the smell you must be referring to Clayton South which is quite close to a "landfill". Regarding crime, well I do not think there is any suburb which is 100% safe especially if you are one of those like to travel at late night. Just my 2 cents tho

"Clayton - the true muticultural community"

New Train Station is on the way that will renew the look of Clayton. Level crossing will be removed so no more traffic nightmares. So much food & Restaurant choices now, Italian, Greek, Korean, Chinese, Malaysian, Hongkong, .Indian, Japanese, Thai, Indonesian, all kinds of Aussie fast food choices, you name it!!! Two large Coles and plenty of parking + one extra huge Asian supermarket.

You have got hospital, uni, all sorts of clinics, physios, big 4 branches, post office, two pharmacies, and even animal hospital in one spot!! All tips in clayton south area will be closed by 2016. Very multicultural. Have a few good churches. Surrounded by Chadstone Shopping Center, Ikea Home Center, Southland Shopping center and Moorabbin DFO
easy to get on North Rd, Princess Hwy, M1 freeway. Something for young families: Oakleigh South Primary school (very close to Clayton center) an unzoned primary school has always been ranked within top 20 primary schools in Victoria.

Is it safe? Having been living in the suburbs for almost 15 years, I haven't experienced any theft or harsh moments. The area is heavily populated by migrants and students. They are mostly quiet and hard working people. They never cause any trouble and a lot of them are very educated and very polite. In fact, you will find this train line will have the most ppl giving seat to eldly. You barely see any young junkies wandering around like what you might see in Ringwood station or some western suburbs. To me, it is a perfectly safe place to live. I have heard quite a lot of people complaining about theft problem in the area. I would say that was purely due to the places they lived were all share accommodation. Those thieves would always target students as they have lower security consciousness and more stuff to steal.

"Nicely located Suburb"

I ma living in Clayton from last 2 years and below is my analysis of this suburb.
Positives -
Monash University, Monash hospital and transportation.
Negatives -
As it used to be an industrial suburb so we have factories and warehouses everywhere in Clayton.
Monash university is here but because of it there are too many students and thus too many rental properties so your neighbors keep on changing every year.
Too many lower level and unskilled tradies whom I should rather say laborers.
I won't put Clayton in the safe suburbs list
Pest problem - yes there is pest problem here as i have had a spider problem and also lizard in my house besides doing pest control measures.
People are mean and careless.
Other than monash hospital and clayton road doctors (GP) there is no other good GPs here. They are just there to crunch the numbers and make money through bulk billing. Don't even know how to talk to people. (Because of baby and my wife's health I have been to almost every GP in clayton)
Etc...Etc...list goes on
* I have lived in epping, heathmont, toorak, cranbourne, broadmeadows, glen iris, burwood, ringwood, boronia, armadale besides clayton where I moved because of monash hospital as we wanted my baby's delivery in this hospital.
I will put this suburb in the last.

"A suburb on the way up"

Big family homes with lots of potential for renovating, developing or extending. Close to Chadstone shopping centre, Oakleigh cafe culture, Ikea home maker centre and 15 mins to Brighton beach.
With the upgrade of Clayton station and more train services the area will boom.
30 mins to CBD on train. Quiet streets. Clayton Road great diverse food/grocery shopping.
A quiet performer which will soon be the next growth suburb.
I like living here.

"Really convenient for shopping and transport"

No idea what Megegg below is talking about. The tip is far below Centre Road, in the middle of Clayton South, which you should know if you say you lived there. Oh and the train line is perfectly safe too - I travelled on it daily for years and never once saw anything remotely dangerous. No gangs to be seen

Different cultures? Well yeah, many Asians and Indians live in the area (many Greeks too BTW). That's just fine by me - they're quiet and don't cause trouble. Why would a homogeneous WASP area be better?

We've lived in Clayton for 7 years and it's hard to beat for a combination of shopping, food, trains/buses and affordability. Chaddy is close and the local shopping strip is really great.

"Very average - not that safe, dirty, good transport and food though"

Lived there for 9 years and what a hole. Only decent thing is the transport and take out food options. Low rent too. There are so many different cultures... Barely any Australians and theyre bogan. Not being racist just letting people know. A few gangs. The line that Clayton is on is the worst line, literally... For crime, assaults, robberies. Also quote alot of crime in the area especially robberies. Surrounding areas are average. Easy to get to Chadstone shopping centre, Southland, Cheltenham, Oakleigh, thats a pro. More bad things than good though. Don't raise your family here. Oh yeah and there's a lovely MASSIVE tip there. Yum.

"Great location and well served by trains & bus"

Hard to beat the location from the standpoint of convenience and shopping options. Most of the shops in the Clayton road shopping centre are open until quite late too. Great groceries and butcher's and bread shops at really reasonable prices. Local buses also go direct to Oakleigh village shopping justa few minutes away. And the train station's right there too. Stay north of Centre Road; below that its "Clayton South" which is a somewhat less nicer area.

"Super convenient and close to everything"

Great location relative to transport (train & bus), Chadsone Shopping Centre, the Monash Medical Centre and the huge new Ikea complex in Springvale. Of course Monash Uni is located here as well meaning lots of students, which is either good or bad depending on your point of view. The local Clayton Rd. shopping strip is one of the best in Melbourne, however the railway intersection is best avoided during peak hour, as delays can be long.

""Not the best place to live""

Lived here for 2 years and boy that was long enough. Talk about a dirty and rough suburb to live in schools are terrible and you definatley do not feel safe at all. Public transport ok but everywhere so dirty and grafitti everywhere. This is the last place you would want to raise your children. Not a fan of clayton there are much better places to live than here.
