"Up and coming suburb"

The original FTTP NBN plan is currently being built here which will give the suburb superior internet access to the majority of SE QLD. Costco is being built close by at Wacol. Only 25 minutes drive to the City. A little classier than some of the surrounding suburbs.

"Developing Suburb"

Collingwood Park is an excellent value for money suburb in Brisbane. I was paying 365 per week for a shitbox property in Blacktown in Sydney and now only paying 300 per week for a modern 4 bedroom place.

I live relatively close to the Woolworths and the carpark is actually better organised than Redbank Plaza where bad weather is concerned.
Woodlinks State School is the best school in Australia. Its a modern school and when my wife emailed a question on the school website, the principal got back to her on a sunday night during school holidays when she was holidaying in England, yet at the school she went to in Sydney, it took them a week to get back to her about a bullying incident.

I would certainly recommend Collingwood Park to anyone thinking about moving here. Its quite easy to get to Redbank Station to catch a train to Brisbane CBD with buses going there every half hour.
Pros
  • Affordable living
  • Close to Woodlinks State School, best school in Australia
  • Only 30 minutes drive to Brisbane
  • Can buy a property in the 200's !
  • massive potential for future growth
  • new trainline proposed
Cons
  • Housing Commission
  • Mining was a problem only on one or two streets, but fully supported by Govt. Council has got all information about where the mines can be.no problem.

Syd_to_Bris Mattsey, Hi, I could really do with your help.
We're living in Blacktown now and moving to Brisbane in early 2014. Looking for suburbs similar to Castle Hill, Kings Langley, Baulkham Hills, Penrith even, that aren't diverse with one nationality (like Blacktown!). Can you make any suggestions??

"A suburb to keep your eye on"

My family and I live in collingwood park (also in collins st) we have for years and It's great to see howmuch the suburb has grown and a more professional croud of people are moving into the area. rental prices are rising which is fantastic as it's pushing out the scum that used to live around here. This is a great area to buy as rates are still quite low, 40min to brisbane 1hour to gold coast. Also doesnt have any traffic problems in or out unlike the more expensive springfield lakes. Regarding the mining.... People who badmouth Collingwood park are IDIOTS!!! Sorry, however they're probably unaware that most of ipswich is built on mines. Don't let this be the deciding factor weather to buy or build in collingwood park. If you do you will be missing out on a big opportunity, which will one day be quite financially rewarding.
Pros
  • Family friendly environment
  • Your own personal woolworths supermarket
  • Great value homes
  • Only 30 minutes drive to Brisbane
  • massive potential for future growth
Cons
  • No decent restraunts or food outlets
  • Housing Commission
  • Mining was a problem only on one or two streets, but fully supported by Govt. Council has got all information about where the mines can be.no problem.

"To buy or not to buy?"

I looked at purchasing in the area due to the extremely low cost of purchasing a house here, you can buy an existing house in the mid to high 200's! Initially I thought wow what a great opportunity so I started to do my research and due diligence.

The major problem with the area is that previously there has been mining subsidence. Imagine your property sinking into the ground and having to rebuild and still have the chance of it occurring again. This is a serious risk to investors purchasing and those wanting to live in the area.

Due to this fact some houses have been abandoned and there is much housing commission. It really is a suburb whereby 'you pay for what you get'. My personal preference is to spend a little more and purchase in another suburb such as Redbank Plains or Springfield Lakes.
Pros
  • Only 30 minutes drive to Brisbane
  • Can buy a property in the 200's !
Cons
  • Mining subsidence!!!!
  • Unloved homes with squatters

"Great to be in collingwood park"

I leave at collins st,so far its really great to be here. wonderful area for kids,- as school, bus, shopping centre, medical - all on walking distance, Train/ Fwy only 5 minutes drive to red bank. Children can play safely on streets and they are already in plenty. Allover great place to be with great neigbourhood. 27 kmts from brisbane and 10 kmts from Ipswitch. Going to be very expensive one day/.

"Great Growth location"

I have owned properties on the west and south side of Brisbane and still do. I must agree that I have found some tenants to be down right dreadful. I had one property in Wood ridge where everyone told me not to buy, tried to rent it myself and was ripped off three weeks rent and had the house vandalized.

After that experience I have learned my lesson and I have made sure to get building and landlords insurance. This ensures that I do not have losses on rent and from damages, they even cover loss of rent its great for this specific kind of investment.

Due to the low cost of purchasing in the area (Redbank and Redbank Plains) I know that their will be significant growth due to the fact a higher level of demand for houses priced at $300,000 than those priced at the higher end of the market for example 400-500K.

Redbank is great for investment property if you can find a house and land at an affordable price and make sure you factor in rental returns lower than the agents tell you at least 10%. This gives me a buffer and ensures that it rents faster and to a long term tenant, nevertheless make sure you have building and landlord insurance to safeguard against any adversity that could arise.
Pros
  • massive potential for future growth
  • billions of dollars being spent on the western corridor
  • new trainline proposed
Cons
  • Not the best quality of tenants (although can safeguard)

"Excellent value for money living....."

I have lived and worked in and around this suburb for many years. The suburb has all amenities and is an excellent choice for first home buyers and families looking for excellent value for money homes. Only minutes drive to the 3 storey Redbank Plaza shopping centre & cinemas. Close to the Redbank train station. Approximately 30 klms to Brisbane City and less than 10 klms to Ipswich City Centre.

felixs Hi @SamS7 Did you proceed with your purchase at Six Mile Creek Estate at Collingwood Park? I put a lot on hold and most likely go with purchase. Im from interstate and dont know much of the area. I choose this area because of affordability and a new estate also so i guess nice and safe compared to established areas within the vicinity.

"Easy living"

We live on the south end of Eagle street! We've lived here for over two years and have enjoyed living here in Collingwood Park! It's a quiet and peaceful suburb with the natural settings surrounding us. It's a family orientated area, great neighbours and easy access to local schools and childcare. Easy walk to local woolworths and specialty stores. A short drive to the main redbank shopping centre which has a cinema where you can enjoy in a movie meal deal! We've found having a train station not too far has been beneficial to get to the city, however it's only about a 25min drive by car. Plenty of walking tracks to walk you dogs and a off leash dog park. So if you are thinking of buying here to live or as an investment I'd say go for it!

"A nice little burb not too far from brisbane"

We moved here in 2009 after living in brisbane for 3 years. We wanted more space and a bigger house and this is where our budget suited. We have enjoyed it so far - there is a cinema, shops, doctors, hairdressers, bakery, childcare and schools all close to most areas of this suburb and its not too far from ipswich or brisbane. The road works are a bit of a pain but they wont be there forever, and they are pretty much everywhere at the moment. Neighbours and community seem friendly enough, and its quite peaceful. we have great neighbours in our street and we have settled her nicely. I would recommend it to young couples./families - nice parks and recreation areas too!

"Great suburb with a real future"

Have lived in Collingwood Park coming up 2 years now, and I have very little to complain about. We live in a very laid back street were everyone goes there own way. very quiet with little noise. However like most suburbs you do get the occasional boagan spinning there wheels in there car, not very often though. I find the suburb to be quite safe as more of a professional crowd are moving in and higher rent prices are pushing the boagans out. Quite often i leave the house unlocked and haven't had any problems with stuff being stolen. Great place to raise a family with good schools near by and your own Woolworths. As Brisbane expands, This suburb will be a must buy in the coming years. Only a short drive into Brisbane and Gold Coast along the motorways. Not trying to cause a war, however i feel Collingwood Park is the most upper class suburb of Ipswich (if such a thing is possible)

"Very Liveable"

A STRANGE place indeed. Great value for money but a real mixed bag of people. One moment you feel as if your living in a typical Brisbane suburb and the next you realise NUP, still in Ipswich.

Great for entertaining, if you want to give some friends a thrill. Take them across to the Plaza. There are some interesting sites there. They ladies get dressed to the nines in their floral blankets and the men are usually sporting the latest Holden Polo shirts and occasionally the kids are dressed in their finest bourban shirts.

If you haven't see a guy with a mullet driving a kingswood since the 70's, then get down their. The people might look a little scary but they are friendly after a few drinks. So generally speaking any time after midday they are happy.

"A wonderful place to bring up your family!"

Collingwood Park is a wonderful place to live, the public transport and train are always a short stroll away. So close to shopping and now with the new Woolworths and a short drive to Orign shopping centre at Springfiled. The school has a great reputation and not too far from thr private school also. It is quite and has a welcoming feel about it. Highly recommended to people looking at moving into the area. Dawson Crt and Paul Tully ave are the places to be!
