"Close to everything but without the price tag."

Easy to get to the city or beaches, close to M1, close to airport and there is a train station at Mascot (2kms away). Buses to the city are frequent, but peak hours get lot of traffic near central station. Wish there was better connectivity to Mascot or sydenham station.

Old shopping center is now completely owned by Crown group and they have plans for an even larger center with lot more apartments which will bring in newer shops and new crowd. Hopefully, they plan for better public transport by then (kingsford tram line should be completed).

I have lived in eastlakes for over 4 years now and never had an issue with security.

"Hidden Gem in south eastern sydney!"

Eastlakes is close to the CBD (<6kms to Central), airport (< 6 kms to domestic), eastern beaches (<6 kms to Coogee) and close to excellent golf courses.
Though prices have appreciated considerably, it is still among the cheaper suburbs to own (for units). The old shopping centre could use a clean-up and the new owners (Crown Group) has started consolidating shops to the main centre for knock down and re-develop the side close to gardeners road. They have also started essential repair works and clean-up to the main centre (it will be knocked down later down the line for re-development.)
I have lived in eastlakes for over 5 years now and havent seen any real safety issues barring the one-off bikie gang related shooting couple of years back.
Rubbish dumping is still a problem, though it has come down a lot these days after the council crack downs. The shops in the centre could use a makeover, though they might be holding back as they are due for a knock down and re-build soon. Some of the roads in the area could really use re-surfacing as well.

"Eastlakes gave me wealth within 3-4 years."

I bought my first property in Eastlakes in 2007 for $260K and in Nov 2011 I have valuated my property via HTW valuer and surprisingly the valuation came back as $460K. In 2011 I bought another property in Eastlakes for $350K and now it values around $430K. Eastlakes location is great. Close to the city, beaches, shopping and health centres, airport etc. Very affordable if your intention is to live close to the city and beaches. From Eastlakes to Alexandria 3 minutes drive, Surry Hills 6 minutes, Redfern 8 minutes, City 10-13 minutes, Coogee beach 10 minutes, Maroubra beach 12 minutes, La Parouse 17 minutes, Domestic airport 6 minutes, International 11 minutes.. Quite, safe, close to all amenities and affordable. What else you are looking for!!

RaphJ Right on, excellent growth and STILL one of the best value suburbs in the East.
Those lucky enough to own a house block will be sitting pretty in years to come no doubt about it.
Look at Kensington values over last 15 years. Eastlakes is extremely well positioned.

"Eastlakes / Mascot area. Think twice."

I have been living in Eastlakes for going on 4 years now. My first 3 years it was acceptable, I mean the housing prices around the area are very affordable and eastlakes is centrally located. This is just about where the good stops. Last year sydney airport changed their flight paths and now for 16 hours a day, non-stop flights take off directly over eastlakes. It's not just a little. Imagine large jumbo jets taking off and doing full throttle DIRECTLY over your house and one after another after another. This is the case if you live in Eastlakes/Mascot area. I mean don't get me wrong, i can handle the occasional aircraft even if it directly throttleing over. But the noise and number of aircraft is just unimaginable. Especailly when you can't even hear yourself on the phone or even think and this is with all the windows CLOSED! I count on average between 100-200 aircrafter PER DAY flying directly over Eastlakes and thats being conservative. There are times i lose count. As for other things, the place isn't all that safe, with cars getting broken into and bikes getting stolen by the rogue teenage kids around. The neighborhood is not well kept either with people leaving all kinds of things on the side of the road and the city delays usally 2-4 weeks picking it up because the rubbish collectors simply leave it there. The shops are little, the woolworths down the street has substandard produce, no gyms within walking/running distance. Parkings ok, internet accesss is good, but thats it. As for me, its time to move. Hey you want to buy my house? I could compensate all the other stuff vs the price, but the airport noise is unbearable. I can't stand eastlakes anymore and i'm writting this to save other people the hassle! Think twice (maybe even 10 times) before you consider Eastlakes / Mascot area. Better yet, just spend a night in the area and you'll see (and definately hear) what im talking about.

RaphJ anyone reading this should look into it properly, not only are there strict curfews on flights there is also a FLIGHT SHARING PLAN these days, i live right under the flight path and have had 2 newborns raised without them waking up once from flight noise, also with the flight sharing now you often will not have ANY flights for days or weeks at a time. Judge carefully for yourself, as my family would see it as non-issue others like above have been "living in hell" so do your research and stake out your desired street on different days, you will see some days hard to find a plane flying by at all, other times yes they will fly by every 5 minutes for an afternoon.

"Eastlakes - a surprise package - what a great suburb, safe, secure, and growing in affluence!"

Having lived in eastern suburbs all our lives we were surprised by how happy we are in Eastlakes. I do remember the days when area immediately around the shopping centre were not too lovely at all.

However Eastlakes has really grown on us over the last 2 years and the sense of community, the peace and quiet of the area (yes there is however some infrequent plane noise depending on which runway they use that week) and the safety and security is all fantastic. Love the quick trip to the beaches, not just Maroubra but the hidden gems of Yarra bay etc that are less than 10 minutes by car. I would say the South and South East areas of Eastlakes would be best, anywhere near as possbile to the lakes golf course etc.

In only 2 years have seen ALOT of people buying into the area and things have improved greatly with people and investors becoming more houseproud and some new business/cafe's etc springing up already.

I would say, if your from the Eastern Suburbs, take the time to get to know eastlakes area and you'll agree there is'nt anywhere that is better value for a free standing house/block. Good luck/Happy bidding!

lakesresident One big flaw though: AIRPORT NOISE> Day and night and it never stops! And it is well over the 70-80 decible range. As for me, i'm moving out of eastlakes because of it. It's gotten so bad since they re-routed the planes to fly over Eastlakes. You can never have a day of peace here!

"Great central location with Infrastructure and amenities at your door"

Having bought a beautiful circa 1930's Californian Bungalow late last year on the boarder of Eastlakes/Mascot I can't recommend this suburb highly enough. Positively positioned with range of Child day care, schooling, shops, transportation beaches and bays a very short drive away, plus over the last 7 months a continued property value increase with a noticeable increase in property going to auction, not enough available property to meet the demand, so if you see a good opportunity make a strong offer so not to miss out if this is your desired area.

From my experience, people on average are friendly and will take the time of day to say G'day, which was a pleasant surprise after moving from Arncliffe.

The only thing that may put some people off is the noise pollution from Sydney Airport (day & night), so check out the route when planes are on approach or taking off, because of this we factored in Double Glazing as part of our renovations.

"Great place to live!"

We have lived in Eastlakes for 5 years and we love it! Shopping Centre close by Woolies, Aldi, Chemist Fruit shops butcher etc everything you need! With Westfield Eastgardens less than 10mins away you get your retail therapy! Great parks for the kids around, schools close by. Coogee beach 12 min drive, Transport to the city is 15 mins to CBD by car, closest train is Mascot. The council is good to deal with always mowing nature strips etc. Neighbours are friendly and always there to help. Highly recommended!

"A fantastic place to live, hardly anyone knows about our secret."

I have lived in Eastlakes all my married life since 1971 and I am an Australian decendant of the early settlers. I have seen many changes over the years and in my opinion, they are all for the better. It is a multicultural area, which is the essence of Sydney. Our friends include all races and we all seem to all get on quite well together. This is not to say that there aren't some incidents, however, when you read of the North Shore, Manly, Double Bay on a Friday or Saturday night and Cronulla on a balmy Sunday, Eastlakes is 'Nirvana'. Botany Council is probably one of the best run Councils in Sydney, the nature strips are maintained, the streets are clean, the garbage collections are spot on and the parks are fantastic. I would not have any qualms about walking in this area at any time of day or night. We are close to Eastgardens Shopping Centre, around 5 minutes by car, the City is not many more minutes than 12-15 by the Eastern Distributor and I have come back from Cremorne and Neutral Bay by the E.D to my home in Florence Avenue in around 15 minutes. The beaches are approximately 12-15 minutes by car, we are 7 minutes to Domestic Terminals and around 12 minutes to the International Terminal. The overhead flight plans no longer cause any noise problems as we are now off the busy flight paths of yesteryear. There are many denominations of religions and churches and our Community spirit is terrific. There are some people who wrinkle their noses when you say that you live in Eastlakes, however, when they do visit, they are really impressed with the area and the peacefulness of it. We are almost on the greens of the best Golf Clubs in Sydney and I almost forgot to mention that the public transport from Eastlakes to almost any part of the City, suburbs and Bondi Junction is brilliant. We also have the best outlet shopping around with our proximity to Waterloo, Alexandria and Redfern.
So, never judge a book by it's cover, it may not have the salubrious tone of some other parts of the Eastern Suburbs, but try to get us out of Eastlakes!!!!! We love it!

"An affordable Eastern Suburb"

Eastlakes is a suburb of Sydney located 8 kilometres south east of the CBD in the local government area of the City of Botany Bay and is part of the Eastern Suburbs. It is bordered by Pagewood to the east and south, Mascot to the west and Kingsford to the north. It has a population of about 6,600, 21% of whom are under 18 and 21% of whom are over 60.

It is a mostly residential suburb with both single houses and home units. The median price for houses is $661,000 which is below the region average of $960,000 and the median price for home units is $308,000 which is also below the region average of $490,000. Rental properties ask about $300 - $400 per week. There is a small shopping centre.

Eastlakes Primary School caters for younger children while older children travel to neighbouring suburbs for high school.

The prestigious Lakes Golf Course is located in Eastlakes. It is a beautiful private golf club established in 1928 which has hosted many national golfing tournaments which have attracted world champion golfers.

Being located near the Eastern Distributor and Gardeners Road, public transport is readily available for residents.

While Eastlakes is not one of the better Eastern Suburbs which attract high property prices it is probably more affordable than most.
