"Great, affordable family suburb."

We've been living in Glenmore Park for 3 years now and we're very happy here, in my opinion it's the best suburb for families in the area. There's plenty of parks, playgrounds etc as well sport teams and other activities for kids, it's very safe, the 3 public primary schools all have good reputations, and most of the other residents in the suburb are families so it's easy for kids (and parents!) to make friends with each other. I regularly walk our dog at night around the neighbourhood and never feel threatened or unsafe, absolute worst you ever get is drunk teenagers in the local park at night and 'lads' (16 year olds acting tough) hanging around the shopping centre after school but I've never seen either cause any trouble, and in all honesty that sort of thing happens everywhere, we used to see the same when we lived in Lane Cove.

My eldest attends Surveyors Creek Primary and we're very happy with the school, but all of the public primary schools in Glenmore Park have good reputations so you can't really go wrong there. There's also a Catholic primary school (Bethany) which I have heard good things about though I can't comment personally. In terms of high schools Glenmore Park High doesn't have a very good reputation and doesn't perform very well, we will most likely send our children elsewhere if we can afford to. However there are several affordable private schools located within spitting distance of Glenmore Park, and Glenmore Park is also close to the selective Penrith High, I know a lot of families from other areas move to Glenmore Park if their kids get in there. For childcare there are a few options around, but there are waiting lists.

The local shopping centre is a bit small but has a Woolworths (and soon an Aldi) plus a few takeaways (Thai, Chinese, sushi, pizza, McDonalds, KFC etc), and the usual things like real estate, servo, 2 dollar shop, chemist, newsagent etc. A second shopping centre with Coles is opening soon on Bradley Street and there's a small grocery store on Floribunda Drive. For bigger shops, Westfield Penrith is a 15 minute drive away and Westfield Parramatta is 30 minutes. For dining options beyond fast food there's not a lot in Glenmore Park, but Penrith is nearby and has plenty. Would like a decent local restaurant or two to open here though, or even a nice pub.

In terms of who lives here, it's pretty much entirely families where the parents either work in white collar jobs or as tradies, rents are too expensive for 'losers' to afford and there's no housing commission. I probably wouldn't recommend Glenmore Park to a young single person who likes to go out as it would be pretty boring for them, but for families it's ideal. There's also quite a few older retired people living in the older parts of the suburb, most of them have been there since the first sections of Glenmore Park were built back in the early 1990s. The population is mainly white Australians though there's also a fairly large number of Indian families in the area.

The only real downside of Glenmore Park is the transport. You certainly need a car (or two) here. The bus that comes past our house comes every 30 minutes all day and runs quite late (pretty good for a suburban area) but it takes over 30 minutes to reach Penrith station (driving takes 15) because of how it takes a scenic tour taking in most of Glenmore Park before getting onto Mulgoa Road. The other two Glenmore Park bus routes are similar, however they're okay if you live near the shopping centre or on the edges of the suburb as they don't take such massive detours. My husband (who works in the city) drives to Penrith station every morning because the bus is just too slow.

All in all, Glenmore Park rocks!
Pros
  • Primary schools are good
  • everybodys friendly
  • its secluded off from everywhere else
  • Good resale value of homes
  • House proud families
Cons
  • Public high school is poor
  • Buses take forever
  • No restaurants or cafes
  • Street are very windey
  • streets arent wide

"For you or with your family!"

Glenmore Park; a few minutes from Penrith, close to the M4 giving >45min access to Sydney CBD and definitely having a lot to offer.

Glenmore Park is a very popular modern, family orientated suburb, offering; 3 highly recommendable Primary Schools, 2 exceptional High Schools and has pre-schools/nurseries in abundance; all within easy reach; making Glenmore Park an attractive educational hotspot.

Furthermore. Glenmore Park has its own shopping centre with take away restaurants, great parks, walkways and football fields, as well as many more activities and sports clubs for the kids - now they can use up all that extra energy they seem to always have.

Glenmore Park has a very warm, family friendly, community binding atmosphere with always a great neighbour on call - I guess thats one of the reasons for its low crime rate.

Depending on what type of property you're looking to live in, Glenmore Park offers small 3 bedrooms standalone homes or townhouse' to larger 5 bedroom two storey homes and of course family sized 3 & 4 bedrooms. However if you're looking for large blocks, they are few and far between- most blocks being approx under 750sq; although it does make for a cosier friendlier neighbourhood.

Having lived in glenmore park (and previously moved home from within), I can definitely recommend living in glenmore park...

Trevor Holmes Hi HC,

I've created a list of pre-schools and early learning centres. This list is not exhaustive, so feel free to search using a great website I've found while searching (supplied below). I also thought i would make it a little easier to find their contacts, so i have supplied their details or websites where possible.

Unfortunately I haven't any children as yet so cannot truly comment or recommend. However can I say, I have never heard any bad reviews of any of the schools in Glenmore Park...

"Friendly, green and by far the nicest area in Penrith"

Glenmore park is a safe, friendly estate in penrith where there are lovely homes, great parkland areas, bike tracks, good shopping facilities and by far the nicest area in Penrith. Only downside is the winding roads and roundabouts. Would never live in the middle of the estate but either end is great.

"Everyone lives on top of another"

It is a friendly area to live but the roads are very annoying and we are constantly finding shortcuts as no road is straight and you can easily get car sickness if you need to drive from one end to the other. The other thing is I look out my window and I can literally see 14houses no trees and we are all living on top of another so much I can hear when the people beside and behind my house have an argument. With no trees I believe you can spend the same money and live in a nicer area of penrith

"Between town and country"

Glenmore Park has everthing that a family with children could want. My wife and I have lived here for the last two years and couldn't be happier. The suburb itself has plenty of parks for children, walking areas, bike tracks and facilities. It is a friendly community, house prices are reasonable and resale value is superb. Best of all is its location. Glenmore Park is located very close to the M4, (although far enough away to avoid any noise), giving easy access to the Blue Mountains, Sydney, and the North and South Coast, (via the M7). Glenmore Park is also close to Penrith, allowing for easy access to plenty of shopping and restaurants. On the southern side of Glenmore Park are the semi rural communities of Mulgoa and Warragamba so the conveniences of town and the experiences of country life are within easy reach. ISchools are great here too with Private Schools in the league of Caroline Chisolm in Glenmore Park and the academic selective Penrith High School close by. The community is diverse but is loaded with professional families. There is no nightlife in Glenmore Park to speak of but it's location makes finding nightlife in other suburbs easy. The traffic is generally quite good although it can be difficult getting out of Glenmore Park on weekday mornings. Also, the constantly winding road that runs through the suburb can make one a little carsick. Medically, we have found the local health care centre on the Lakes Drive to be very good, and Nepean Hospital is a short drive away. Penrith Council has recently introduced a three bin system which may make environmental sense but which I think is a gigantic pain in the neck if you have children as we do. There are plenty of options nearby to keep fit with a number of gyms in South Penrith and programs that operate in Glenmore Park. Glenmore Park feels safe and has a great community spirit. People are proud to live here. The houses range from 3 beddas to gigantic homes but generally Glenmore Park backyards are on the small side. We have loved living here and we will never move.

"Family Estate"

Glenmore Park has been my home for 10yrs and is by far the best place I have lived and will be where i plan to stay for good. Coming from Dubbo originally, I have found Penrith to be everything you need as far as entertainment, shopping and health-care without having to live in the pricier parts or Sydney. As a local Real Estate agent I would have to name Glenmore Park by far the most attractive estate to live that isn't going to cripple the budget, and provides newer spacious homes for the family. There is something for everyone duplex's, townhouses, 3 bedrooms right through to 5 bedroom homes ranging anywhere up to $700,000.

SarahA2 Hi Ben

Are you still working around the glenmore park area as a real estate agent? I'm currently in WA and am moving over to Sydney for work in a few weeks and basically need to find a house ASAP. Was thinking the area might be somewhere where I would like to live.
