"A great, affordable all-rounder"

Moved to this area from Pascoe Vale a few years ago and find the area my family live in (close to the Oak Park boundary) to be fantastic. There's a unique/interesting selection of multicultural shops, library, primary schools and public transport within walking distance and have friendly neighbours. A few of local shopping gems include the underrated Pascoe Vale Road market, the Polish deli, the Asian grocery stores on Post Office Place, the bakeries, the Spade cafe, great op shops and the little butcher on Pascoe Vale Road Road, plus a few of the essentials like Coles, CommBank, post office, servos & newsagents etc. If you are after fanciness, then you're looking in the wrong place, but with enviable freeway access to both the Western Ring Road and Tulla you're only minutes drive away from anywhere you need to be. And with being only 13 odd km's from the CBD and Zone 1 train station, it's hard to ignore the capital growth potential here. Ask anyone with experience in the property game and they'll tell you that real estate needs a long term vision, and that there was even a time in living memory that places within Carlton, Richmond & Port Melbourne were once considered 'undesirable'. What made those places what they are today had a lot to do with location, access and commercial infrastructure (a recipe for gentrification). It has more going for it in terms of infrastructure and community activation than in nearby Pascoe Vale and in time, this will become clearer to most over time. The future sees upside as Moreland Council recognises the suburb as a major activity centre so it will be the beneficiary of major capital investment and the train station barrier removal works will be another blessing. Yes, there is a few colourful characters around especially near the train station, but i have never found anyone to bothersome. Same story goes for many other train stations in the suburban Melbourne and if you've been to the CBD lately you'll definitely see a lot of colourful characters and yet, it is still considered one of the most liveable cities in the world right? Though admittedly, it is true the more north you travel through Glenroy towards Jacana, the streets seem to start getting visually untidier, but the southern area of the suburb and west of Pascoe Vale Road and the ANA Estate seems to have a different vibe all together in my experience. Gem of a spot. If you haven't seen the view of the city driving south on Chapman Ave, i can highly recommend it - it s a nice little surprise if you're driving through.

"Bound to boom!"

We bought here 3 years ago and have watched the area steadily improve. A few cool cafes popping up now where you can buy a decent coffee/healthy delicious food, a brand new gym/pool down the road with amazing waterslides, plenty of shops with everything you need, train station, playgrounds and parklands surrounding the 'Ana estate' section of Glenroy are absolutely BEAUTIFUL and feels like a little oasis so close to the city. I feel very safe here, no problems walking the streets with my two young kids. Everyone always smiles or says hello when you walk past one another. Staff at the local Coles are very friendly and chatty, it feels like a community. Buy up now while it's still affordable and enjoy the fruits of a savvy investment I say.

"Only good thing is it's location"

I lived in Glenroy for three years and the only positive thing I have to say about it is it's location. Very close to the CBD makes it an attractive option for investment and its about the only thing I miss about it.

Majority of the new establishments in the area is being developed into tiny townhouses with developers obviously looking to make a quick buck. I lived in a townhouse that felt like it was made out of cardboard. Got broken into by a meth head which granted can happen anywhere but bordering Broadmeadows certainly doesn't help its crime rate.

Food options are shocking and you'll need to drive to Coburg or Preston if you want any decent meals otherwise it's just pizza or kebabs on the sorry excuse you would call its main shopping street on Glenroy Road.

Poor open spaces, taking my dog for a walk in the streets of Glenroy felt extremely unsafe and it is not a family friendly suburb. It will continue to rise in price because of its proximity to the CBD and the airport.

"Location and accessibilty are great"

This suburb is really a hidden gem. I won't say it's the best but value for money it definitely is a gem. It is close to the city, the airport, lots of shops, in between to train lines, and easy access to free ways as well.

There are few parks and other facilities like tennis, bowls and golf clubs

Would love to see projects happening quicker though. It will be great if they get the level crossing removal project done very soon, also work on the planned improvements to the Glenroy activity centre, and put more money into its schools.

"Not a place to call home"

I have lived here for approximately 10 months now in a rental property. Within the first month of moving in we were robbed and I know this can happen anywhere but I often don’t feel safe here, I definitely wouldn’t feel comfortable walking the streets of Glenroy alone. Getting onto Pascoe Vale Road and manoeuvring through the streets with parked cars can often be a nightmare and we don’t frequent the local shops/supermarkets as they are always busy, the people are rude and hostile on the road and it’s hard to get a park. The houses and streets are untidy and filled with rubbish through most of Glenroy.

"Area on the up"

Glenroy has a nice community feel with lots of young families living in the area. Great location for easy access to the city (30 min train), airport (15 min) and getting around Melbourne.

Slowly more coffee shops are popping up locally (West St and near Pascoe Vale Road) and some great eateries close by in Pascoe Vale such as George Jones (superb brunch and coffee) and Augustus Gelatery.

For families there are a number of good playgrounds with Moreland council investing in the area including redeveloping Bridget Shortell Reserve to service the growing area.

I have no doubt the area will continue to improve as time goes and more people will move here as it’s still a pocket which is affordable without long commute times.

"A hidden gem"

Ah Glenroy is like two different suburbs and the house prices reflect this. Broadmeadows side seems to be less pleasant. Hadfield side near the West Street shops is a lovely community with houses that have immaculate lawns. People gather near the shop precinct here and chat easily. Public transport from this side is not great though. Yet, with a car the location is great, close to two freeways and the airport.

Schools.....so so.

"The valley pocket is great!"

We moved to Glenroy a few years ago from the south east. Rented not far from the station, the place was ok, many shops, a post office and bank branches. The area used to be Polish, and there's still some people from Poland living in Glenroy and there's a nice little Polka Deli shop. The cafes are not as good as they were in south east though. The overall impression of the suburb was rather sad, some ugly and neglected houses, mostly rented so people don't bother looking after the lawns and gardens.
Recently we bought a home in a western pocket bordering Gowanbrae. A totally different story! A huge park at our doorstep, lovely views over the valley and beautiful houses. Being a cyclist and a dog owner, I appreciate numerous bike paths and open spaces. And the train station is still within walking distance. Happy to leave here.

"Good location but changing fast"

I would say the population in Glenroy doubled in the past decade. Nearly every single-house got knocked down to build 4-6 units. This causes quite a lot of street parking and traffic issues. Railway crossing doesn't help.

New residents mostly consist of people from Indian or Arabic backgrounds. (Not saying this as a positive or con, just fact).

Close to the airport, plenty of transport and shopping options and not too far from the city.

Would I live here as a uni student or a newly graduate? Perhaps yes. Would I live here with a family or as a retiree? No.

"Improving everyday, great value for money"

We moved to Glenroy in 2012.
The majority of people who live in Glenroy are lovely. A lot of young couples with families are moving into the area, due to older homes being knocked down and townhouses being built in their place. There are also a lot of elderly people in the area who keep their homes and rose gardens in immaculate condition. The blocks of land are big in Glenroy.
Unfortunately there are still some 'hoons' around, probably due to rental housing or commission housing.
Glenroy is quite close to the city (20 mins on Citylink or about 30 mins on the train). Also easy access to the West and North via Western Ring Rd.
Nice variety of take out food (kebabs, quality pizza, vietnamese, etc) and very close to Coburg & Brunswick for all the restaurants there. Also has Coles, Woolworths, fresh fruit & veg, butchers.
Would love to see some more nice cafes & more playgrounds.

"Dirty"

My husband and I moved here from the U.S. and this is the first place we have lived together. We live south of the Western Ring Road, north of Hilton Road and between Sydney Road and Widford Street. There are lots of older homes being demolished to make way for cheaply built townhomes/units. Our neighbors have filthy front yards with garbage flying around, long grass, and old cars parked in the street or on their lawns. I can't help but be disgusted by the fact I have to walk around or jump over trash while walking down the sidewalk. Our neighbors aren't friendly and don't say hello or acknowledge people walking by. People are sometimes very noisy with no regard for those of us who are trying to sleep at night. We seldom come across a nice elderly person willing to say hello or have a chat. The proximity to the city and shopping centers is great. Not sure about the schools as we don't have children. If it weren't for the troubles of packing and moving and the work we have put into our unit to suit our needs, we would be out of here to a better neighborhood.

"Pleasantly surprised"

I have only lived in Glenroy for 6 months, but its been enough time for me to have gotten to know the place reasonably well. There are pro's and con's, but overall its been way better than I was expecting from its reputation. To start with the pro's, transport here is excellent- im 5 minutes walk away from Glenroy Station, which is less than 30 minutes to the city (depending what way the train goes through the loop) give or take a few minutes. Its on a main line, meaning no transfers. Its also only about 5 minutes drive to two freeways, the Ring Road and Citylink, making getting around by car easy. Plus even in peak hour there are rarely any traffic jams, unless you need to cross the train line at the level crossing (which I don't). The area is pretty diverse in terms of languages, nationalities and religions, meaning the people are mostly used to and tolerant of all walks of life, and aren't like the conservative 'staring' people you get in some suburbs who make you feel out of place if you look even slightly different. Glenroy also has a pretty well stocked main street- of course its not gonna compare with Chapel St or Bridge Rd, but for the suburbs its pretty good and has all the essentials covered meaning you don't have to leave the area (or in my case, even drive) except for occasional purchases like fashion or electronics. Crime doesn't seem to be a particular problem in the area. Great parks along Moonee Creek and up around the border with Broadmeadows, great for jogging and cycling. And of course, cheap prices, on par with many much worse areas like West Heidelberg or Brooklyn. On the flip side, the area particularly around the train station still looks pretty tired and unattractive, which is a shame for visitors or people passing on the train. There can also be some sketchy characters around during the day, and no night life to speak of, but that seems to be the norm for most suburbs more than 10km out of the city (beyond just TAB/pokies venues). Overall though, great transport, walkable, plenty of shops/services, leafy and quiet residential areas, and attractive parks along the creek- I have to say a pretty pleasant surprise, and in no hurry to move out.

"We're never moving elsewhere."

My husband and I bought our house in ANA Estate in December 2006 for $265,000, which was a good bargain at the time. We live near the border of Oak Park and Glenroy. We love the fact that we can see the city skyline from our front verandah, so we get to enjoy watching the fireworks display. We also like walking around the quiet neighbourhood or along the Moonee Ponds bike trail/creek nearby, especially during summertime. We're fortunate to have nice and friendly neighbours, whom we usually exchange hello's and good morning's with.

While there's a bus stop one street back from ours, my husband goes for a 3-minute drive to the Oak Park train station, leaves the car there, and takes an easy 25-minute train ride to the city for work. I drive to work and love the convenience of Citylink, with the entrance to the freeway only 5 minutes from our home. We're also spoilt for choice with travel to the beautiful northern and western parts of Victoria via the Hume, Calder and Western Ring Road highways. Travelling interstate and international is a breeze and never a hassle for us as Tullamarine Airport is only less than 15 minutes away.

We love going to the local Kebab House for a quick bite or Huyen Linh Vietnamese restaurant for a decent, good-priced dinner. We sometimes head to Dairy Queen for weekend brunch -- only $10 for a big breakfast with coffee, which I believe is good value for money. Marhis Cafe, Groceries and Takeaway along Menana Road -- in front of Penola Catholic College Junior campus and only 3 blocks from our home -- serves lovely Filipino meals. The shop sells cheese ice cream that's just to die for. There's also a green grocer nearby, Pascoe Vale Road Market, which is open everyday. For nightlife, it's just a short drive to the restaurants and pubs in either Moonee Ponds, Brunswick East or Carlton.

We're happy here and never moving elsewhere. ;)

"Nice quiet area for families"

Nice quiet area with friendly neighbours. Many families with children and older couples. Convenient with buses, trains and freeway. Quick trip on the train to the city. Great for travelling to the airport for those early morning flights. Safe enough to walk around at night.

"A suburb in transformation"

Glenroy is a relatively quiet little suburb that is surprisingly close to the city. Distance-wise, it is on par with Sandringham, yet it is still in Zone 1. Citylink allows quick access to the city and further south, and Bell street gets you to the leafy east just as easily.

A growing list of eateries allows for variety when you can't be bothered cooking - although we rarely stray from Wheatsheaf Road's Veneziana, our pizzeria of choice. Glenroy is also home of the best Kebab I've ever had, bought from the Kebab House, on the corner of Pascoe Vale and Glenroy roads. They also have a great range of dips (the chilli one is awesome if you like it hot!)

There are three major supermarkets (Coles, IGA and Safeway), and a number of smaller grocers.

With new townhouses popping up all over the place it is clear that Glenroy is undergoing a transformation, and is becoming more and more popular for the affluent but not excessively rich.

Glenroy has everything you need and then some. The only sore spot - lack of any decent nightlife - is easily remedied with a short train ride to Essendon, Moonee Ponds or the city itself.

I couldn't recommend this suburb more.
