"Under-rated Gem"

I am an extremely cautious and selective buyer - I searched daily for 9 months in every nook and cranny of Perth - literally almost every suburb and I concluded that Kelmscott East (Clifton Hills and Brookton Valley parts) is the best value for money area in Perth, if not Australia (I've been to Brisbane, Sydney, Adelaide, Melbourne too). Excellent services; modern hospital (2.5 km), train station handy but not too close (1.5km), 3 local supermarkets + numerous small shops and eateries (1.5 km), local fruit and veg produce, several schools close-by, plenty of parks and picnic spots, quiet streets. But above all for me is the mountain-style and valley vistas (albeat not the Himalayas or Grand Canyon - but as good as you can get in Perth.) I remember discovering the area and being surprised this was actually Perth (having lived coastal for 25 years). I've had friends visit and say the same thing "Its like another country". Been her nearly 4 years now and still think its the best part of Perth dollar for dollar, and even close to outright (excepting a few very high dollar suburbs areas like Peppi Grove). Check it out - take the "circle route" drive from Canning Mills Road, Kelmscott through Roleystone to Araluan then come back through Churchman Dam then the Elizabethan Pub, Mt Nasura and finish back at Brookton Valley, Kelmscott - best drive and views in Perth.

"Whisper Quiet Street"

Hill Street, Kelmscott is a very quiet street. There is plenty of shops in close proximity. A short drive to famous Araluen Park where you can see fabulous flower displays and have a BBQ or Picnic. You would be impressed at the peace and tranquility this street has to offer. You can even see the fire works of Perth Sky Show.

"Sister town to Armadale"

Kelmscott is a suburb is the south east of Perth CBD and is a very family orientated place to live. There are a number of pre primary, primary and secondary schools, state, catholic and private catering for students from K-12, as well as day care centres and playgroups. Medical facilities here are A1, with good medical centres and allied health professionals as well as the Armadale Kelmscott District Memorial Hospital which is a large modern hospital with state of the art equipment. This hospital has many connected services such as aged care, children’s and community services etc. There are some large shopping centres which house supermarkets, large department stores, specialty shops, boutiques and food courts. There are sporting activities close by to suit all taste with bowls, swimming, ten pin bowling, golf etc as well as playing fields for football of all codes, netball, basketball, tennis courts etc. property prices are not cheap but there are always bargain to be had with good transport to Perth CBD.
