The next hotspot in TAS, need help!

Hi guys,
Looking to invest in TAS for positive cash-flow and budget about 150-225K, In terms of good rental, capital growth in the future, infrastructure, transport and schools, Which suburbs would be wise to invest. I am a Melburnian and don't have much info about Tasmania. Looking for properties that will give positive cash flow and low maintenance and are the real-estate management fees the same as other states?
