"We're raising our family here"

We moved in 2 years ago. We're young professionals renovating a 1960's brick and tile home. Some parts of the neighborhood (around 7% in my opinion) are a little rough, but that general perception has allowed us to buy at a reasonable price. We have a massive block near the city, with plenty of space for the children and close to the family events, festivals Perth and surrounds have to offer. With Town of Victoria Park and South Perth merging in future, and Curtin university's strong growth this suburb can only go upwards.

"Good or bad??"

Ive lived here for about 4 years, yes we have been burgled (we left the back door open) and yes there are some homes west houses that need selling etc...but other than that, we are ten mins from the CBD, close to the river, have a good cafe strip, and the house prices are cheaper than most other suburbs this close to the City....Even Queens Park is about the same price, and I know where I would rather live.....the prices will fly up in the next property boom cycle....it reminds me very much of Karrinyup 17 years ago, with a mix of state and private housing, and then sub divisions etc.... The Cafe strip needs attention but that will come, and if you wait until everything is done then you wont find it cheap to buy, I think because people see aboriginal people, they then expect trouble, well this is not the case as most people black or white are decent, we love St James, and so do many many many other people

HS2 You could not even PAY me to live in that hell hole again. Constant break-ins, undesirables, Homes West housing with anti-social neighbours and terrible schools. It's dirty, ugly, and depressing. Run away! Especially do not consider the Bentley/St. James area if you have children- it is very unsafe. Add a comment...

"Run away from St. James!"

The Bentley/St. James area is terrible- dodgy, unsafe, and just plain ugly. Break-ins are common due to the high number of government tenants, and anti-social behavior abounds. Access to shops and the city means nothing when your kids are not safe to even walk down the street. We are moving this month as are several of our neighbors who cannot stand it here anymore. Good riddance!

KurtRiley This propular suburb enjoys the same ranking status as the prestigious multimillion dollar suburbs of Claremont and Mosman Park at a mere fraction of the price, check it out yourself. I have lived there with my young family for 7 years and have never had any problems, There is an abundance of quality nearby schools and universities in the area with an ecclectic mix of aspiring and working foreigners living there making it a vibrant melting pot of cultures which contributes to Western Australias famous "Cafe Strip" which is within easy walking distance just in East Victoria Park. Fantastic for shopping, transport medical services and gyms without the Claremont prices or toffee nosed attitudes.
Great Value at a bargain basement price, if you can find better value offering the same features, Buy it !

"People looking out for one another"

the Best fish n chip shop ever on cnr of Boundary & Shepparton - green trees, well maintained streets - sure it is in the pocket near to EVP but I believe if it can be good there it can spread.....

"We love St James"

We have lived in St James for 12 months now and cant believe how cheap the housing is compared to Vic Park. Its quite literally 2-3 hundred grand less for the same property / location etc. St James is a great little suburb located next to Victoria Park with the same proximity to the great things Perth offers without the associated price tags of South Perth / Est Vic Park / Vic Park. We love it here after moving 12 months ago.

"Happy in St James"

We brought our first home in Walpole St after moving from a rental in East Vic Park in 2001. We had great neighbours and raised our two daughters there until we moved a few blocks away into a larger home (still in St James). We chose to stay in St James as we had no reason to leave, the kids are happy at school, we have a nice home, our new neighbours are friendly, the location is ideaI. I would recommend St James to anyone thinking of moving in. There does seem to be a lot less run down State Housing than what there was ten years ago with a lot more renovations and new housing being built. The relatively high entry price for modern homes in St James compared with mortgage belt suburbs proves its desirable location.

"Check Your Council Boundary"

You need to REALIZE that St James is split between TWO local Councils, The border mostly being Boundary Road. The section that most people enjoy is under the Victoria Park Council. The section that people mostly complain about lies with the City of Canning. You can see the difference as soon as you step over the border line from one council plot to the other. Of course there are exceptions, like the area between Berwick/Chapman and Al H/Way around Walpole street. (It only takes some pride in your house to make a difference.) Canning City's encouragement of higher density and obvious no-care attitde to the street scape will always bring that side of the suburb down. Which is a shame.

"Is good area to live compare to what people said."

St. James's location is excellent because it is near to city and all amenties. As new houses are around and new tenants in Home west, the living in St. James is good. More private sales of homes are increasing and good new families are moving in... so St. James is now deserve better reputation. As Karawara jumped 70% up when the property boom time, St. James has potential for investment. When the all those old houses are turning into new houeses, the area will shine as Karwara.

"Wish we knew then what we know now!"

We moved to Australia from overseas, and needed to be close to Curtin University. We chose St. James for it's proximity to the uni as well as the city, and the Catholic school our children attend. What a mistake! We should have done our homework, but we were in a hurry to settle. We had no idea this area was such a high crime area, especially our street which is robbery central. There is a heavy saturation of shabby and poorly maintained government housing in addition to the crime. Our house was robbed, as were all of our neighbors. Our children's school while lovely, is located in a terrible neighborhood bordering Bentley and it is not safe to walk to or from the school; loose dogs (a very big problem here), drunks, and muggers roam the streets there. I would strongly recommend to anyone moving here to do your research. Call the local council and get statistics on crime and the location of Homeswest houses. We are moving to West Perth and chalking this all up to a terrible mistake }:-{.

EbonyBAE I am sorry that was happened and our family also moved from overseas too. My friend in Manning, had same incident as you and a person's car was bunt in Como (in front someone's house). I thought it happens more in places where Homewest people are living but now I cannot generalize it anymore after living in Perth for more than few years because it happens to many homes in general in Perth. (Either if it is not robbery or safty issue OR like my Asian friend who is not really welcomed by surrounding next doors in a posh area) We have to make sure safety around our homes and having good relationship with neighbours is an advantage. We keep eye open for each other and help if anything happens. I was told that Manning was really bad area... so I believe it is changing with time... Low crime does not mean No crime.. No worries, all will be good after few years...(get to know better..)

"Close to the city but not too close!"

lovely old homes mixed with modern new homes. Great opportunities for subdivide retain and build with growing numbers of professional couples opting to renovate rather than detonate! We love it here!

"We LOVE IT! You need to be secure like any Perth suburb though!"

We moved from beautiful South Perth Peninsula in Feb 2009.....very aware SJ is surrounded by Bentley! But after 10 years in South Perth we realised it didn't offer the security you might think. 4 car break ins 2 scooters stolen and a break in while we were asleep! So we realised it can happen anywhere so you just need to make yourself safe where ever you are! We LOVE ST James and have no issues in 2 and a half years. Awesome people all up our street (Salisbury is the best! plus enclosed at Albany Hwy end). Great parks all around and Coles at Bentlye is so quiet all the time and CHEAP!!! C arousel & Bunnings close by....Buses are tops into the City. Vic Park is the bEST for a fast growing funky Cafe/Restaurant/Pub strip.....St James will only improve over the years! We have seen it rapidly changed in the last 2 years with old homes coming down for new and lovely big old homes being refurbished! It is so close to the City it is a little GEM!

"unsafe neighourhood"

I live there for 4 years, the same as Bentley, no difference. It has unsafe neighborhood, high break-in and assault cases. The only advantage, it is walking distance to Curtin University, The walking route to the university is not safe even during day time. Rocks used to be thrown at our house in regular bases, you see them in the street in groups. I think the other reviewers of this suburb are just trying to attract some buyers, but if you want to buy just go and see by yourself. have a walk there specially on Friday or Saturday night. they ask you for smoke and money. My car window was smashed few times, the Police in the area every now and then. If you are buying to rent to student then go a head. If you are going to live there, then bad idea. think again

"Character Suburb"

I've lived in ST James for 6 years and loved it! This leafy old suburb has plenty of character homes with large backyards, unlike the new neighbourhoods, where there are hardly any trees. It is close to Curtin University, markets, and major shopping centres. It is also a short 15 minute bike ride into the city and near the cafe precint of Victoria Park.
